Landlord electrical inspections electricians / EICR electricians
What is required with regards to your EICR depends on what type of property it is. For example, a rental property needs to be assessed every five years or whenever a new tenant moves in.
Legislation has been agreed in Parliament to make electrical inspections for rented property a legal requirement. An electrical safety inspection is required for new tenancies starting 1st July 2020.
All existing tenancies will require an electrical safety certificate by 1st April 2021.

What does the landlord electrical inspection / EICR electrician need to do?
As part of the EICR inspection procedure, a landlord electrical inspection electrician would inspect the fuse board and all wiring to ensure that there are no faults or diversions from standard wiring. They will also do the following:
Check the earthing and bonding
Inspect the circuits and wiring
Use testing devices to check the wiring that is not visible for faults and possible dangers
Why choose us for your EICR testing?
Whizz Sparks are one of the most knowledgeable and reliable electricians in the Uxbridge area for EICR inspection and certification of residential, commercial and rental properties.
Not every electrician has the knowledge or the skills to test at the level required for an EICR inspection. Our qualified electricians have years of experience in performing these inspections and know what to look for. They will start with a visual test to look for any visible damage or signs of corrosion. They will also look for over-loaded plug sockets in addition to tired wiring insulation.
Part of the EICR testing procedure will include checking whether all wires are correctly connected and whether they are adequately encased in the electrical insulation. Is all earthing in the property good enough to comply with the latest regulations? Does the electrical system meet with the requirement to be able to be shut down entirely in the case of an emergency or if there is any danger or fault?
